Arkadia on the Hill is a 19-unit community at 2609 Olive St in Cedar Falls. Students get large floor plans, covered parking under the building, in-unit laundry, and a short walk to campus. Parents get honest bedroom counts, a twelve-month lease, and professional management.
What to know
Twelve-month leases
Leases run a full year — typically aligned to the school calendar with summer included. That is a different cost structure than a nine-month residence hall contract; we will publish clear per-person math with the rent sheet, not invent numbers here.
Safety & privacy
Covered / garage parking on Olive Street, lockable bedrooms in renovated units, and a brick building a short walk from campus. Remodel plans include keypad locks on bedroom doors as units turn.
Honest floor plans
Flats and townhomes are labeled as 4-bed flat, 2-bed + study townhome, or 2-bed flat. We do not sell a study as a fourth bedroom. That is intentional — and better for inspectors, roommates, and parents.
Utilities & insurance
Utility billing and renter's insurance requirements will be spelled out on the application and lease. Ask us on a tour if you want the current details before the full resident portal is live.
